Owner of Roads and Canals in Grand Cayman's Canal Point Gated Community
The objects for which the Canal Point Roads Fund (“Roads Fund”) was established include: maintaining or otherwise improving the Canal Point community Roads and Canals (acquired in April 2021); granting and accepting easements, covenants and/or other rights and obligations in respect of the Roads and Canals; establishing rules or regulations governing the enjoyment and use of the Roads and Canals; and levying assessments and raising or borrowing money in furtherance of the foregoing.
The Roads Fund was set up separately from the Canal Point Homeowners Association (“Homeowners Association”) so that owners of Canal Point properties could support one, both or neither organisation depending on whether an owner sees value in contributing for what each organisation delivers. For the foreseeable future, the Homeowners Association will continue to be the source of annual funds. The Roads Fund's current focus is on raising capital funds from any contributing proprietor, without reference as to whether they are a member or not of the Homeowners Association or the Roads Fund. In fact, the Roads Fund seeks to raise funds without requiring the contributor to become a member of any organisation or to change what they are currently contributing to the Homeowners Association.
Reserve Fund
The Roads Fund has established a Reserve Fund for that purpose with the intention to raise more than a million dollars to first repave all the roads and improve drainage, including adding deep wells. We will be asking all proprietors within the new gates to pledge amounts to be set out in a Pledge Form. Once we have achieved our target in pledges we will have enough to commence work and we will require pledges to be paid at that time. Contributions already made by proprietors to repave Accent Quay will be credited against their pledges below and they will be asked to pay only the net amount upon works contracted for Canal Point Drive.
